University Terrace apartments will be removed during the first phase of development in MU's Southeast Gateway.

Big changes are on the horizon for MU's Southeast Gateway.

Approximately 30 acres located southeast of University Hospital & Clinics will be cleared for construction of a new parking structure, temporary parking lots, University of Missouri Healthcare facilities and future campus buildings.

"Master planning for this area has been ongoing for a number of years," said Larry Hubbard, director of Campus Facilities — Planning, Design and Construction. "We're beginning a series of construction projects that will profoundly change this part of campus."

The first phase of this multi-year development will get under way in early July with utility upgrades and extensions that will affect area roads and parking lots. Hitt Street will be closed through early August from the drive immediately south of Virginia Avenue Parking Structure to Hospital Drive. Hospital Drive will be closed through mid-August from Hitt Street to Monk Drive. Hospital parking lots HSC-4 and HSC-2S will remain open during this first phase of construction. Demolition of University Terrace apartments will also begin at this time.

A plan for progress

As the utility infrastructure is being installed, a 2,000-vehicle parking structure will be built south of the hospital’s existing garage to accommodate campus and hospital parking needs. Construction on this project is expected to begin this September; hospital parking lot HSC-4 will close at this time. Temporary parking lots will be constructed after the removal of University Terrace buildings.

Other projects slated for construction starting early next year include UM Healthcare's proposed orthopedic institute, to be located south of the new parking structure; UM Health Care's proposed surgery tower, to be located on the site of the existing hospital parking garage; and expansion of the electrical substation at the southeast corner of Monk and Hospital drives to accommodate the new buildings. A proposed realignment of the east end of Hospital Drive and southward extension of Virginia Avenue will create new development sites for future campus buildings.

"Construction of these projects will benefit UM Health Care's patients and the campus as a whole," said Hubbard. "The planning and construction must be done in a coordinated manner to cause the least amount of disruption as possible."
